Where can I find a good purchase agreement for a mobile home?
Manufactured Homes March 23rd, 2010that is legal and binding. We are going to purchase a mobile home from a friend and neighbor. The deal seems "too good to be true" She is ill and dying and "wants to get out from under everything". How can we get a legally binding purchase agreement as she is selling it basically for the cost of her finding a new place and we are taking over the mortgage (already applied through the mortgage company and were approved). I just don’t want to get into the home then have her son come in and take it out from under us if something happens to her. Someone please help if you can understand any of this.

Go to an attorney and they can write up one for you and they will make sure you are covered.

If the mobile home is permanently attached and you are buying the mobile plus the land any real estate purchase agreement used in your state will do since it will all be considered real estate. If on the other hand you are merely buying the mobile home then the mobile home is considered a motor vehicle and it is considered chattel and you will need a purchase agreement just like one that would allow you to buy a car. There are forms out there you can buy, we are a forms publishing company. Your best bet is to ask the lender who approved you if they have a standard form for real estate purchase or chattel purchase that they use for purposes of doing these types of loans, if not go to a local mobile home dealer and ask them if they would share the form they use to sell a home or to a local real estate agent and ask them for a purchase agreement form. As a last resort you might want to go to a local title company and ask them if they have a form they use in house.
