What would the prices be for a mobile home in vancouver canada?
Manufactured Homes August 4th, 2009I need to know what the mortgage would be on a 39,000 dollar mobile home in Vancouver bc. I also need to know what taxes would cost and the prices of gas, utilities, electric, cable, and rent. These can be generalized or esitmated. Thanks

I’d like to know where you found a mobile home for $39,000 in Vancouver BC. About all you can buy in Vancouver for that price is a horse stall. Oh, I see. You would own the mobile but rent the pad. I think then you won’t pay property taxes, because you don’t own the land. You probably wouldn’t pay for water or sewer either. The park you rent from would pay those out of your rent. If I’m looking at the same mobile on the mls.ca site, then pad rent is $450/month. You probably won’t get a mortgage on it, you might get something more like a car loan since you don’t own the land. Only whoever you’re borrowing the money from can say for sure what your payments would be on the mobile itself, but to borrow $35,000 at 5% over 5 years will cost you about $650/month, over 10 years $370/month.
I’m in a mobile on Vancouver Island where the climate is similar. This mobile is 20 years old. An older one might cost more to heat. Don’t have cable around here but I know what basic service costs. No gas either, everything’s electric including heat. The replacement value of this place for insurance purposes is $85,000 and I’m in a semi-protected area for fire protection. Your insurance might be less if the home is worth less and you’re closer to a fire hydrant. Or it might be more, no one can quite figure out how insurance companies work things out.

The probabilities of finding a lot or a mobile home park to put a mobile home on is "Zero". Land in Vancouver is very expensive and the average lot is worth from $800,000 up . . .so why would anyone rent it out for a mobile home and collect $400 month rent?? The City of Vancouver has very tough bylaws and are anti-mobile home.
Also, if you could find a lot to park one, I would venture to guess you could be on a 50 year waiting list for other people also wanting "affordable housing". The nearest centre from Vancouver that has Mobile Home Parks is Surrey. Right now, numerous Parks have closed (to build condos as this land has become too expensive to sustain rental from mobile homes) and given their tenants one year to move and then gave them thousands of dollars to relocate. These people have not found anywhere to move their mobile homes to as there are no pads/parks anywhere – they are all closing for development. They are abandoning these mobile homes on the site where they are presently sitting . . or selling for a real small amount of money (but you have to move it – but no where to put it).

Like he says there are no mobile homes in Vancouver proper and a lot of the mobile home parks outside Vancouver are being shut down.
