What questions do I ask the agent while looking at a modular home?
Modular Home Questions September 11th, 2009I’m already prepared with the basic home questions (utilities/taxes/age & condition, etc), but what other questions should I ask specifically for a modular home?
Anything in particular that I should look for when touring it?

Asking them how much it cost them to build is a stupid question . . . your offer shouldn’t be based on what the seller paid for the home, but what the home is worth. Yes, it could help a little to know what they paid for it, but who is the buyer to decide that they should only make $50K when the market shows that they could make $80K? There is really no way for you to know whether or not the seller is in a position to hold out for the best possible offer . . . so if you like the home, make a fair offer that you are happy with. Just wanted to vent a little there . . .
You want to make sure that there is no metal framing left on the bottom of the home, that will depreciate the value. The foundation should be just like a traditional home. You’ll find that modular homes are actually built with better than average quality and you should get better value on heating/air, things like that.

ask about how much it costs to build it per square foot and how much they are charging you per square foot. just to see how much of a profit they are making and try to work a better deal for it from there.
