what makes a modular home different from a real house?
Modular Home Questions September 15th, 2009I was thinking of getting a new modular home or a used house.
What makes it different if they both use the same materials(real wood, real drywall, ect..) the mod home costing me k + 15k lot total = 37-40k, while the used house cost 60k and above.
So I can’t buy a lot for k and put a modular home on it.

Usually, with a modular home you don’t own the land – you rent it. That means you’re responsible for a "space rent" fee in addition to your mortgage payment each month. And those can be very expensive ($500+ is not uncommon). In addition to that, your home will probably be part of a planned community. That means you will have to follow the rules of the governing association, unlike a single family home, where your neighbors can’t tell you what do.

The difference is in the speed in which the house is erected. In rural area the prefab home is extremely popular because of the speed and less reliance on a builder who may or may not show

Modular homes are not built on a foundation although they may look like it, is manufactured, and set up in sections. A real house is built on a foundation,built from the ground up.

Different people have different opinions of the definition of a "modular" home. When I think of a modular home, I think of something like a Wausau home http://www.wausauhomes.com built with various room/wall/ceiling modules assembled on a real foundation or basement that looks like a home built from scratch.
But some people might consider a home delivered with attached wheels (mobile home) as a modular home (double-wide). They may have less headroom, lighter materials, etc. So if a home is described as "modular" or "manufactured" you need to check what it really is, and whether you would be happy with that.
