What is the cheapest way to build new home?
Modular Home Questions February 22nd, 2010I am searching for the answer to this but keep getting nowhere! Many sites do not post prices of home packages, ect. I know that land, clearing, poles, well septic and foundation go into this…but what is the cheapest way to go for the most space? NOT INCLUDING TRAILERS!… whats the cheapest way to go? We need at least a 4 bedroom- im thinking cape/saltbox style? Simple…with a garage! But what is the least expensive way to build new? Log home prices surprise me! Modular? Stick built? HELP! Trying to get a lot of home for a very little!

The best way to build a home is to pick out a stock plan, 2 story, and open concept, bed rooms upstairs. Build on a slab and start collecting material and base the home design around the salvaged material. But in this case you need storage. Now use OVE framing techniques eliminating waste(or mill the lumber). Do all the work your self or as much as you can. I did this and I built a house for 60 thousand in 2006 it is now worth 300, the lot cost 57. Total gain 187 thousand dollars ching ching.

Research something called Earthship.
The main website sells kits that will end up costing you about the same per sq. foot of space as a regular house. However, if you decide to go solo and plan out+build it yourself with recycled materials it will cost much less.

My friend just built one, he did not use any contractors.
He just went to home depot and grabbed a bunch of w backs and paid them
10 bucks and hour for labor. .
Funny but its true he used friends he knows in the business of plumbing, electrical and
chiminey. Its now been sixteen months and he is almost done.
After seeing my friend go thru this I would never do this.

I think it might be cheaper to buy an existing home. Buying the land, adding the water, sewer, electricity, and landscaping can add up to a lot of money.
They show the prices of materials for home packages here if you click on the house. You can find a contractor to build it. It doesn’t have to be a real big contractor, but make sure they are insured. Menards is located in the Midwest, but a least it will give you an idea of how much it costs:

I think buying a home built at a facility runs a little less than a stick built home but not much. In today’s housing market, you should check into foreclosed homes. There are some really good deals out there. There are some free online websites with good deals.

You need to BUY land with building approval on it and THAt depends where you want to be. .
Your dream home?
£250,000 ($420,000) at least but bear in mind it will appreciate in value quickly.
You can buy houses in kit form which they or you can erect.

The cheapest way is a lot of sweat-equity. Combine that with dealing for cull, surplus or recycled building materials.
