what is the average price for a modular/mobile home?
Modular Home Questions July 20th, 2009maybe a nice 3 to 4 bedroom and 2.5 bath. I saw different designs and styles on some websites, and they are beautiful. I don’t know much about these types of homes, but do they normally move them to the location you want and are the monthly payments less cheaper than a house. Also what are the disadvantages/advantages of buying these types of homes.

Here in Illinois a NEW 3 bedroom modular home runs from $55,000 to $75,000. All though they look nice and have vaulted ceilings, jacuzzi tubs, etc..they DEPRECIATE in value, unlike a house that usually appreciates. So that is why most banks will not finance them! Think of them like a car..the minute you drive it off the lot…buh bye to a good chunk of it’s value. Then watch it depreciate in value every year. Then consider the move..you just don’t buy a lot and say deliver it..you need sewer, water, gas, electric, some type of temporary foundation, etc. Some lots are fully improved. I’d check with a Real Estate agent to find some improved lots. Also a lot of counties here no longer allow modular homes because of construction codes changing. Example.. a lot of these are prewired and the wires are NOT in conduit..and our codes here call for conduit, therefor NO modular homes. Your county will be able to tell you what Modular Manufacturers are allowed and what areas they are allowed in.
