What do you think of your modular home?
Modular Home Questions September 21st, 2009My husband and I are considering buying a modular home (built from stick in the factory) someday. The whole idea sounds like a steal ie 2000 sq ft house for under 100K. Is there anyone out there who has bought a house like this? What are the pros and cons? It sounds too good to be true.

Modular homes are great! They go up pretty quickly too and you still get to do all the customizations! My friend had put up a modular home just recently and it took about 2-3 months just to finish it and it looks absoulutely gorgeous! It is worth it in my opinion. It is built quicker than putting up a house piece by piece in about 7-8 months.

Modular homes can be a great buy but not all modular homes are built the same, or a furnished the same, if you are still looking check around since today’s their are many manufactures of modular homes
An important thing is to find out what type and size of the studs they use, what type of insulation to ensure sounds does not carry from room to room
Then what type of appliance will they supply? the type of counter top etc
Then do not forget but you will be responsible for building the foundation, running the pipes to foundation, getting either a well or city water/sewer to place

Modular home are well made because they are made inside and they come with all the emenities of your choosing. Modular homes comes in pieces than assembled at the lot where desired. Some cost that need to be considered are the cost of the lot, will the township/county accept a home on the lot or will you need to take time and get a variance (which may denied after a long duration), utility hookups-running services (water, gas, sewer, electric, cable, telephone, etc. to the modular and the permits to do so.

We built a modular house for our vacation house. I would not consider a stick built home again. I acted as the general contractor to build the house and the process could not be easier. The building permits were harder than getting the house finished. House is nice quality, cost was far below anything else I could find on the water (new or not). My total cost of the house, without land was under $75 square foot (3,200 s.f. completely finished), but no paved driverway.
The home was 2 hours from my residence and the project was finished (Occupancy certficate) within 8 months, including permit processing.
