What comes with a modular home?
Modular Home Questions July 18th, 2010I’ve considered buying a modular home but i’m not too familiar with them. I have a piece of property to place it on already. What comes with a modular home? Is electrical already set up? Toilets? Showers? That kind of thing. Thanks for looking and i’m looking forward to your reply/comments ![]()

This can vary greatly depending on the manufacturer or builder you deal with. In some ways this is good, because most modular home builders will allow you to do as much or as little of the finishing work as you would like. So if you have the time and experience or contacts to finish the project yourself you can save a lot of money. On the other hand, if you would like to have the house completely finished, that can be done as well. The area you need to be careful of is comparing prices of different modular builders. Almost all modular builders offer "TurnKey" houses, but the definition of turnkey could also vary from builder to builder. For example, I was just looking at a modular home advertised as 100% complete turnkey. Then as I read more of the ad I saw this
You will be responsible for the following:
Foundation, plumbing and electrical tie-ins,permits, air conditioning, well and septic(if needed), porches
Now that company I just referenced may still be a great deal, when all is said and done, but many people would read 100% complete and assume that there would be no additional costs. Obviously the foundation, plumbing, electrical, a/c and septic will add thousands of dollars. So the best advice I could give you is to be very careful when comparing companies prices because the one you think is the best deal may not be after you compare everything equally. the only thing that’s not included is the fridge and washer dryer and in some cases even the water heater,

If you are willing to pay for it they can be purchased turn key all appliances, add your TV, sound system, favorite beverage in the fridge and kick back. My Sister had to supply power hookup, water supply, sewer hookup and foundation to modular manufactures spec. they supplied crew installed home hooked it up handed her the key then she moved in.

They come with what you want them to. Each manufacturer has different standard items, and different options.
All of them come ready to have the plumbing hooked up, and the wiring wired up. Plumbing and wiring ARE done, but must be professionally hooked into utilities.
Try looking here, at http://claytonhomes.com/ for one example. Be careful, as they also sell manufactured. Don’t get confused. 2 different animals.
