Title fees for buying a mobile home in a park?
Manufactured Homes June 6th, 2010My mom is buying a mobile home in a senior park (they pay space rent there) and she paid 18,000 in CASH. They said it will cost ,600.00 title fees but the seller will split it 0.00 each. This seems alot especially if she paid cash. Does anyone know about these charges?

Those fees are out of this world, sounds like the escrow/title company that you are using does not specialize in manufactured homes.
Complete fees should run approximately $700.00, including DOH title transfer. Split that with the Seller and pay $350.00.

Unless there is a lien against the title for $1600.00 you should be in the clear. If you paid cash for the home, there will be no need for a title anymore, you own it free and clear, it’s considered personal property now. I buy and sell MH’s for cash all the time, never had to pay anyone for title fees.

That IS a lot in fees for a cash purchase, even if the owner’s willing to split the cost.
You need to find out if the mobile home’s taxes are behind. If so, that could be the reason for the big amount. To find out, call your local county Tax Assessor’s office on Monday & ask them if the mobile home’s taxes are behind. You may get a tax break if you negotiate with them.
When my mobile was bought, we found out that the taxes hadn’t been paid since 1998. My mom negotiated with the Assessor’s office & got it down to paying 1 year’s worth of taxes. I was surprised we didn’t have to pay for more back taxes. I found out later that the bank who owned the mobile & the previous mortgage was desperate to sell the home & they were willing to take less on the taxes so I could own the home free & clear.
