Should I buy a modular home that was built in 1970?

Posted by Modular Homes on January 22nd, 2011

I know modular homes today are just as good, if not better than a traditional stick-built home…but I am looking at one that was built in 1970 and is now being sold.

Its just a little ranch- but its in a great spot, and is perfect for a starter home.

Should I be cautious of modular homes made during 1970? Or have they always been on par with stick built homes? (except for style)

Can I get out of buying a modular home?

Posted by Modular Homes on September 26th, 2010

Ok I started payments on a modular home in the modular home park.I am real uneasy about living in modular homes because tornadoes.Well when we purchased homes one of the selling points was the tornado shelters around the park.I had asked for a key while we was in the office signing the paper work on the trailer with manager. She said she have one made.I went back and she said she forgot, another time I went back and another lady was in there when I asked and she heard me ask for a key and the ladie said oh you are giving out keys to the shelter it was an elderly ladie.Anyways the manager on the site then replied she didnt have one made yet and now they will probably shut the shelters down due to them being to much of a liability.I dont want to live here if that is the case, the main reason I ok this whole deal was because of the 4 tornado shelters around the park. Now they are going to close them, she hasnt given me a key yet either. Is there any way I can just get out of buying this place
well that is what I thought that was one of the anemities of this place.I dont really like modular homes for the reason of tornados, and storm shelters was its selling point for me.I was tired of renting and this seemed like an alright deal not a trashy park, has storm shelters etc.I also complained about a huge tree in my yard well it started throwing branches and one about hit my car.I am so scared that thing is going to fall I went a complained about that but she said it was my responseability to pay for the tree to be removed?I dont own the land I rent it
I guess i might be looking for lawyers soon then, here goes lots of money =(

Modular home designs where you fit each room together?

Posted by Modular Homes on March 21st, 2010

A few years ago I saw a piece on "I Want That" (A long gone show on HGTV) where they featured modular homes which were modern in design and were basically variations of boxes for different rooms or groups of rooms which fit together like legos to create your house. It was pretty cool. I went online to their website even, but naturally I now don’t remember the company or anything and was wondering if anyone out there knows what I’m talking about or something similar maybe?

Does it cost to register a modular home with DMV?

Posted by Modular Homes on December 26th, 2009

I noticed that people have said you have to register a modular home with the DMV. Is this required of all modular homes? Even if they are set on a permanent foundation? How much does this cost? What is involved? Do you pay personal property taxes on a vehicle? Do you get car insurance? I have no idea…

Posted by Modular Homes on December 23rd, 2009

I realize modular homes are a lot cheaper that stick built homes, but beside buying a piece of land to put it on, what other costs are there? How much does it cost for freight, set up, foundation, etc, etc? Is there a rule of thumb like a dollar amount per square foot or something like that?

does a modular home really appreciate like a site built home??

Posted by Modular Homes on December 6th, 2009

while researching factory built homes, one site said that modular homes gain value (appreciate) just like a regular built home, and I would like to know if this is true from someone outside the builder community. I would not want to go ahead and purchase a modular home and find out that it loses value like a mobile home would. thanks for any input.

What are the issues with remodeling a modular home?

Posted by Modular Homes on September 8th, 2009

We are looking to buy a modular home that was built in 2002. There are some things that we would like to do, like removing 2 doors, 1 exterior and 1 interior and adding french doors. My father in-law was worried that the walls were a different thickness from "stick built" homes and it wouldnt be possible to do these things without special ordering doors. Is this true or are modular homes built with the same wall thickness? Thanks for any info you have.

Any advice on how to finance a modular home in PA?

Posted by Modular Homes on September 4th, 2009

There is a home in PA that I like very much (on 10 acres of land). I just found out that it’s modular. I was told that FHA does not finance modular homes(I was hoping to get the 3-5% down; the home & land asking price is 000). Do you know of any places that could make this happen? Credit score is low 600s and wife & I make 80k a year.
We make ,000/year the house is ,000. I don’t think we make too little. Please read the question carefully.

Has anyone purchased a modular home? (Serious only, please!)?

Posted by Modular Homes on August 30th, 2009

I just recently started looking at a few modular homes…I’m just wondering what the catch is? They look VERY nice and are decently priced. I think they probably aren’t as sturdy as a normal everyday house, and there’s the headache of having to build your own basement, but what else? Have you purchased one? Do you know any facts (good or bad) that you’d like to share? Thanks in advance!

Price of a modular home? Modular vs. Mobile?

Posted by Modular Homes on August 10th, 2009

How much do modular (not a mobile doublewide) homes run? I know it varies on the area, I live in West Virginia. Mobile doublewides usually run ,000-70,000 in my area (Charleston/Huntington). Also, do modular homes depreciate in the same way as mobile homes? I know modular homes are built offsite w/ better quality materials (like, they have dry wall, actual hardwood floors, etc.) instead of paneling and plastic pieces. I also know that modular homes comply w/ the same zoning and coding regulations like a built-at-site home would. Just wondering! Thanks in advance.

Are modular/panelized homes good?

Posted by Modular Homes on August 3rd, 2009

Me and my bf are planning on buying a home next year, we were looking into modular homes (NOT TRAILERS) these types of homes seem to kinda be put together rather fast but they look completely like a normal house and they seem to be beautiful an good priced, I know its along the lines of purchasing the home kit and then paying someone to put it together.

Anyone have a good website that list pros/cons and PRICING.

Thanks

FHA approved manufactured or modular homes?

Posted by Modular Homes on July 26th, 2009

Is there a website that has details on which manufactured/modular home manufacturers are approved by the FHA?
My lender told me for new modular homes, I would need to make sure the manufacturer is FHA approved. For a modular or manufactured already set up on land, the same rule applies, plus it would have to be on a foundation, and no tongue or axles

Do new modular homes (not trailers) like Sun Vally from the maker Deer Valley hold there value over time.?

Posted by Modular Homes on July 24th, 2009

I was shopping for a cheaper way to the American dream and come across some unbelieveable deals on Modular homes. Not cheap made homes, 2 x 6 Studs, 100% Insulated, Metal roofing, Crown Molding, Hand laid tiles. On par with most stick built custom homes for 1/4 the price. Very impressive homes usually around 1800 sq ft Heating and Cooled. Equals out to about .00 sq ft to maybe .00 for the top of the line models. Are they worth it and does anybody have a Sun Valley made by Deer Valley Home?

What would it cost to tear down a mobile home and replace it with a modular?

Posted by Modular Homes on July 15th, 2009

My husband and I are looking to buy our own home. I am very interested in modular homes (there are lots of nice ones that I have looked at). We threw around the idea of buying land and putting in our own, but there are so many hidden costs, like drilling a well, hooking up electricity, plumbing, water….all of that stuff. So then I thought about buying a mobile home that recently come up for sale in our area, tearing it down, and replacing it with a nice modular. What kind of hidden costs would we get into there? Does anybody have any idea what it would cost?

Anyone buy a modular home?

Posted by Modular Homes on July 14th, 2009

My husband and I are looking into buying a home and are curious about modular homes. Anyone have a price range? I know it can probably vary but we would be looking at something with 3-4 bedrooms and 2 baths. Also, we live in MN. If you have any info, it would greatly appreciated. Every website I check doesn’t list prices and we’re not quite to the stage where we wont to call up sellers. Thanks!
