I have a older 70’s modular home with large ceiling tiles ( length of half the house ) and thin paneling on walls, both are in tough shape, we have painted both , with no good results . Would sheetrock right over the existing material work, what problems / pitfalls, I am fairly handy but don’t like fine detail work , ie trim boards and such . Thanks for any ideas, I figured to do one room at a time.

Hello, I live in ohio and my husband and I are moving a modular home from Indiana that is 28 x 48. Is it possible to put a basement underneath of it? If so can anyone give me an idea of how much it may cost. My husband is in excavation so he can rent the machine and dig it himself. Thanks for any help

I’m looking at possibly purchasing a modular home to place on land I already own. The one I’m looking at is a two story approximately 1850 sq. ft. simple house. Can anyone give me a ballpark figure (just looking for a guess-timate people, not exact) for a moderately equipped modular home? Also, if you feel so inclined, what are the approximate costs for full basement foundation and a two-car standard garage? All serious answers are very much appreciated!

I have bought a home 3 years ago,I was wondering if we could get a modular home in the near future. But how much would it be the mortgage.Does it double the payments or is a contruction loan then converts into a regular loan?I am not sure of how it works

We were hoping that building a brand-new modular home would be the answer to our VERY frustrating and discouraging search for a new home.
But when my husband called the mortgage company today, they really burst that bubble! They say the interest rate will be higher on a modular. We are not talking "doublewides" here… My husband and I really had our eye on a couple of higher-end models that look as good as any other house I’ve ever seen. Better, even!
So, why the higher interest rate? And how much higher would it be? My dear husband did not press her for answers, but I want to know. Thanks…

I have found the perfect modular home and had plans of putting it on permanent foundation, getting the option of full drywall, and have brick foundation as opposed to block. All of which fool you into thinking the home was built on-site. However, due to problems with finding land without deed restrictions, etc., I may be forced to look into other options. To get the exact flooplan I want, I would rather stick-build. But is this the most cost-effective option? Are there ways to save money in stick-building as opposed to modular. I’m on a rather limited budget!

I am looking to buy a piece of land and put a modular home on it. I want to get a loan for the land and a loan for the modular home. Would i have to get 2 seperate loans or would i be able to get it all in one loan? Are modulars the way to go or should i take the design and tweak it and stick build it?

I noticed that people have said you have to register a modular home with the DMV. Is this required of all modular homes? Even if they are set on a permanent foundation? How much does this cost? What is involved? Do you pay personal property taxes on a vehicle? Do you get car insurance? I have no idea…

while researching factory built homes, one site said that modular homes gain value (appreciate) just like a regular built home, and I would like to know if this is true from someone outside the builder community. I would not want to go ahead and purchase a modular home and find out that it loses value like a mobile home would. thanks for any input.

I’m in Sacramento, California.
I’ve found a great lot in a great neighborhood, AND a great Modular Home for a great price that needs to be moved.
I’ve read on some manufactured home websites, that there is a law that forbids them, yet most people think I can’t put one in a regular residential area (which is exactly what I want to do!).
Where do I go to ‘officially’ get the answer?

What is the difference in a double wide and a typical modular home.
I install floor covering and have worked in both a number of times and I honestly don’t see a difference in the quality and design. The bathrooms appear to be identical.
My sister and her husband just bought a modular and she said that the person she bought it from said there were structurally quite a few differences but I don’t really believe it.I guess the foundation is different but what else?

If I purchased land that had absolutely no connections like electricity, sewage, etc. and wanted to put a modular home on it, how much would you estimate it should cost to get all those things hooked up? Well dug, electricity run, septic system, plumbing, etc.
That’s a genius idea. How much do you think it would cost to buy a beat up old house (k) demolish it, drop the modular on it’s foundation and then hook everything up?
Thanks for your help.

We have recently purchached a modular home; approximately 2 weeks after moving in we noticed that the floor is sloaping and then the flooring started to rise on one side. It has come to light that the 2 halves of the home were not leveled during construction. The home is under warrenty; however, it is proving to be difficult to get any straight answers from them as to how this can be corrected. Has anyone encountered this problem and knows how to fix it?

I want to build a modular home. Not including the price of the home or the land…how much extra cost am I looking at roughly?
Assume city utilities so no well or septic needed. But I know utilities hook-up, builders, and foundation is also included.
Its a cleared lot and I live in PA…very reasonable cost of living for north east USA.
