8 years ago, I had a modular home installed in my sister’s 5 acre property. I am unable to afford the payments for the loan of this home. Can the bank repossess it even if it is in private property??

My wife and I are looking into buying a modular home to put on a piece of property. We don’t want to buy a "mobile" home because they are more expensive in regards to property taxes and insurance.

I have been unable to find an answer anywhere on the internet. We are looking for just a basic 2-3 brdm place. Has anyone here ever purchased one of these homes and could you give me a ballpark figure on what to expect in regards to price? Any input would be appreciated.

There is a 3br/2FB MODULAR home with 1400sq feet, central air – on a foundation with a double car garage and finished recroom in basement. Also has a covered deck on the back. I’m wondering the approx price this was when purchased in 1997 and the value of it today to compare? And do they lose value? Thanks!!

We are planning on building a modular home in the next few years and I was wondering what other peoples experience has been like. Are the homes solid? We are planning on having it put on a full basement. I am just a little leary of having a house being brought in on a crane and it still being able to withstand the test of time. Any information would be greatly appreciated. Also if anyone has any reviews on Muncy Modular Homes in Pa that would be good too.
I would like to have feedback from people who have a modular home and live in one. Are there any issues that their having and are they happy with their decision?

We are considering buying a modular home (not a trailer/manufactured home) and putting it on a foundation. We want something that doesn’t have that rectangle, shoe box look to it, around 1,800 sq ft, 3 bedrooms 2 baths. We want wood laminate floor throughout and to be able to upgrade things like light fixtures, hardware and cabinets. Possibly do a log exterior, metal roof and big porch. Can anyone provide links to pre-fab dealers in Oregon/Washington/Idaho? They’d need to be able to deliver to the Portland OR area. I’ve been pretty discouraged because a lot of the dealers don’t list prices, show actual photos of models or they expect you to come tour their lot which typically is nowhere near where I live.

We have a modular home with all of the mentioned problems. My understanding was that they are inspected by state inspectors, but ours is not very well constructed with some walls even bowed. Additionally, they do not seem too interested in correcting the situation. I wonder if there were bribes to inspectors and what recourse there is besides legal, if any? Thanks!

I am about to buy my first home and have found a 2 story modular home that I like, now all I need is a lot. I have found a lot that is zoned for stick built that I like but I don’t know if this house is considered a stick built. any help is appreciated.

I’ve found a great lot in a great neighborhood, AND a great Modular Home for a great price that needs to be moved.
I’ve read on some manufactured home websites, that there is a law that forbids them, yet most people think I can’t put one in a regular residential area (which is exactly what I want to do!).

Where do I go to ‘officially’ get the answer?

My husband and I would like to consider the idea of adding a second level to our modular home. Our home was built in 1976. We know that we will have to talk to a structural engineer to evaluate the foundation. Also, can a foundation be reinforced so that it can support a second level? We live in the Reading, PA area so if anyone knows any contractors/structural engineers we could talk to that would be great. Thanks!

We have a modular home (pre-built), in UT, and have a variable HELOC and want to change it to a fixed rate but no bank around here will do it because it is a modular home. It’s on a foundation, 5 years old, we owe about K on our first mortgage and it just appraised for 5K. I have tried these places:

I live in bc, and me and my grandparents are looking at purchasing a one acre property that has a small house on it. Me and my boyfriend were hoping to put a modular on it, so that we could be close to my aging grandparents instead of putting them in a home one day in the near futur. How much, approximately, would it cost to get my land ready for a modular home. I’m not sure how much land it is, but lets just estimate per acre on the leveling. We need to pour concrete for a 1600 sq ft home. We need a water well, and septic. There are electric lines right by us, we need to run electric. Basically anything that needs done before we can put out modular home on it.

I have a painting project coming up with the wife and we are painting walls in a modular home (double-wide). What tips on paint type priming,caulking,sanding etc tips does anyone who has painted on this type of surface?

Added note the walls are more or less sheetrock-like.

The cost of brick is a lot more then I thought it was right now so we have looked at modular homes since we have the land already and it’s paid for in full. Has anyone ever had problems with there modular home or know someone that did? Was it cheaper for you to do that then to build a home? Any thing you have will be greatly helpful.

I have an acre and a half (roughly) and I am wanting to put a modular home on it. This is just land that has not had a perc test, has not been cleared etc. I am sure it will perc but if not I can have another lot. So, my main concern is the water. WE PURCHASED A MODULAR HOME HERE IN THE STATE OF NORTH CAROLINA. WE ARE PUTTING THE HOUSE UP ON 10 FOOT PILINGS AND NOW THE INTERIOR FLOOR FROM ONE END OF THE HOUSE TO THE OTHER IS 3.5 INCH DROP IN 60 FEET. I CAN NOT FIND ANY INFORMATION ABOUT HOW FOR OFF LEVEL THE FLOOR IS ALLOWED. I HAVE HAD A HOME INSPECTOR CHECK IT OUT AND HE DOES’NT KNOW THE ANSWER. MY LOCAL BUILDING INSPECTOR ARE ALSO UN-ABLE TO GIVE ME ANY INFO. I NEED TO KNOW WHAT THE ALLOWABLE FLOOR VARIATION IS. I NEED PHYSICAL PROOF ON WHAT IS ACCEPTABLE. ANY HELP WOULD BE APPRECAITED.
