I live in bc, and me and my grandparents are looking at purchasing a one acre property that has a small house on it. Me and my boyfriend were hoping to put a modular on it, so that we could be close to my aging grandparents instead of putting them in a home one day in the near futur. How hard is it to get permits to put a modular home on the property? how costly? what kind of rules are there?

How much, approximately, would it cost to get my land ready for a modular home. I’m not sure how much land it is, but lets just estimate per acre on the leveling. We need to pour concrete for a 1600 sq ft home. We need a water well, and septic. There are electric lines right by us, we need to run electric. Basically anything that needs done before we can put out modular home on it.

I’ve considered buying a modular home but i’m not too familiar with them. I have a piece of property to place it on already. What comes with a modular home? Is electrical already set up? Toilets? Showers? That kind of thing. Thanks for looking and i’m looking forward to your reply/comments

The cost of brick is a lot more then I thought it was right now so we have looked at modular homes since we have the land already and it’s paid for in full. Has anyone ever had problems with there modular home or know someone that did? Was it cheaper for you to do that then to build a home? Any thing you have will be greatly helpful.

I have an acre and a half (roughly) and I am wanting to put a modular home on it. This is just land that has not had a perc test, has not been cleared etc. I am sure it will perc but if not I can have another lot. So, my main concern is the water. I have no idea where to start and what order to go in. I have no clue as far as cost or how to find out.

WE PURCHASED A MODULAR HOME HERE IN THE STATE OF NORTH CAROLINA. WE ARE PUTTING THE HOUSE UP ON 10 FOOT PILINGS AND NOW THE INTERIOR FLOOR FROM ONE END OF THE HOUSE TO THE OTHER IS 3.5 INCH DROP IN 60 FEET. I CAN NOT FIND ANY INFORMATION ABOUT HOW FOR OFF LEVEL THE FLOOR IS ALLOWED. I HAVE HAD A HOME INSPECTOR CHECK IT OUT AND HE DOES’NT KNOW THE ANSWER. MY LOCAL BUILDING INSPECTOR ARE ALSO UN-ABLE TO GIVE ME ANY INFO. I NEED TO KNOW WHAT THE ALLOWABLE FLOOR VARIATION IS. I NEED PHYSICAL PROOF ON WHAT IS ACCEPTABLE. ANY HELP WOULD BE APPRECAITED.

I have a older 70’s modular home with large ceiling tiles ( length of half the house ) and thin paneling on walls, both are in tough shape, we have painted both , with no good results . Would sheetrock right over the existing material work, what problems / pitfalls, I am fairly handy but don’t like fine detail work , ie trim boards and such . Thanks for any ideas, I figured to do one room at a time.

I’m looking at possibly purchasing a modular home to place on land I already own. The one I’m looking at is a two story approximately 1850 sq. ft. simple house. Can anyone give me a ballpark figure (just looking for a guess-timate people, not exact) for a moderately equipped modular home? Also, if you feel so inclined, what are the approximate costs for full basement foundation and a two-car standard garage? All serious answers are very much appreciated!

We were hoping that building a brand-new modular home would be the answer to our VERY frustrating and discouraging search for a new home.
But when my husband called the mortgage company today, they really burst that bubble! They say the interest rate will be higher on a modular. We are not talking "doublewides" here… My husband and I really had our eye on a couple of higher-end models that look as good as any other house I’ve ever seen. Better, even!
So, why the higher interest rate? And how much higher would it be? My dear husband did not press her for answers, but I want to know. Thanks…

I have found the perfect modular home and had plans of putting it on permanent foundation, getting the option of full drywall, and have brick foundation as opposed to block. All of which fool you into thinking the home was built on-site. However, due to problems with finding land without deed restrictions, etc., I may be forced to look into other options. To get the exact flooplan I want, I would rather stick-build. But is this the most cost-effective option? Are there ways to save money in stick-building as opposed to modular. I’m on a rather limited budget!

I am looking to buy a piece of land and put a modular home on it. I want to get a loan for the land and a loan for the modular home. Would i have to get 2 seperate loans or would i be able to get it all in one loan? Are modulars the way to go or should i take the design and tweak it and stick build it?

I noticed that people have said you have to register a modular home with the DMV. Is this required of all modular homes? Even if they are set on a permanent foundation? How much does this cost? What is involved? Do you pay personal property taxes on a vehicle? Do you get car insurance? I have no idea…

while researching factory built homes, one site said that modular homes gain value (appreciate) just like a regular built home, and I would like to know if this is true from someone outside the builder community. I would not want to go ahead and purchase a modular home and find out that it loses value like a mobile home would. thanks for any input.
