Manufactured Homes: Friend or Foe?

I always have a fear of buying a manufactured home vs a stick built. I’m a first time homebuyer and really rather own than rent. I looked at various real estate agencies that sell stick built and manufactured homes. A stick built that falls within my range are 2 bedrooms 1 bath and are built in 1909-1920, while a manufactured home has 4 bedrooms 2 bathrooms and is 30K less than a stick built home and is built around 1998. I’m not planning to stay in the city more than 2 years until I’m finished with college, I have a very good credit score and manage my finances very well. I have a lot of reservations about purchasing a manu home because I fear that there must be something wrong with a manufactured home because the price is so cheap Can anyone give me insight on this? Is buying a manufactured home a horrible idea for a first time homebuyer?

Do many cities allow single wide manufactured homes?

All the cities here even the hillbilly city up in the sticks says a manufactured home must be combine 2 units and be 1,000 square feet. Why does it matter how big a house is? Bleh Too many laws and not enough freedoms with your land. So I suppose my only option is to buy land outside of city limits where zoning laws do not apply?

Are the utilities already ready for a mobile home to be put on it?

I live in a house and have more land behind the house. This house has been here for 30 years. I want to put a mobile/ manufactured home behind my current home. Is there already electricity & water – useable or will I ahve to arrange to have these put on the land again? Also what about the septic tank?

Am I better off buying a mobile home rather than a condo or townhouse?

I am ready to plunge into the real estate market, and was wondering what the pros and cons of buying a manufactured home rather than a condo or townhome would be. Here in CA, a typical 1300 sq ft three bed/two bath mobile home in my area goes for about 0k – roughly half the price of a 0k 600 sq ft one bed/one bath condo. I realize that with mobile homes, one has to pay rent on the space- but condos and townhomes pay similarly priced HOA dues every month. I am a single guy in my early 40s. Any advice would be greatly appreciated- thanks!

Regulations regarding where I can put a Modular Home?

I’m in Sacramento, California.
I’ve found a great lot in a great neighborhood, AND a great Modular Home for a great price that needs to be moved.
I’ve read on some manufactured home websites, that there is a law that forbids them, yet most people think I can’t put one in a regular residential area (which is exactly what I want to do!).

Where do I go to ‘officially’ get the answer?

I am looking to refinance my manufactured home (double wide) I recently went through a divorce and would like to get the loan in my name only. I have tried to look for a refinance company online, but I run into a lot of walls because it is a "mobile home." it is on a crawl space, not a full basement. Anyone have suggestions?

Pricing on building a porch/deck on my modular home?

I have double wide manufactured home on a solid foundation. I am looking to have someone come in a build me a new deck out back (around 12×16 ft) with a roof over top, and preferably screened in. All I have now is an uncovered deck, which is needs replaced. I live in eastern NC and was wondering if there was any carpenters out there who could give me a rough estimate on what the price would be. I figure labor will be just as much as the materials. What do you think the final out the door price would be?? Thanks.

I am wanting to get a manufactured home, in a park, funding is tough right now obviously. And Im trying to look into a USDA Rural Development loan. I have many questions I guess, but mainly, are the Section 502 Loans, Direct Loans, available for purchasing a manufactured home that is to be set up in a park? And if so, are the cement piers that go underneath considered a "permanent foundation"? Thanks to anyone that knows anything about this! :)

He has told me and my mom for two months now that he is still in the process of finding a lender who will finance the manufactured home me and my mom want to purchase in the city of Perris, CA. Does anyone out there know of a lending institution that will approve us so that we can purchase this manufactured home? And yes, it is affixed to the ground on a permanent foundation.

Do brand new manufactured homes in a park appreciate?

I’m about to buy a brand new manufactured home that is about to be put in a park where I rent the space it sits in for a certain amount a month. Now, the area it sits in is right next door to a growing city. Does that mean the value of my manufactured home will appreciate? And as this being my first house ever…do you think purchasing a manufactured home will be a great place to start? Then move onto a bigger house someday? I’m only 22, so everything is still new to me.

The only thing I could find was for a book that you had to order. We have found a Fleetwood that we just love, but we wanted to check the ratings on it. Any help would be greatly appreciated!!

my manufactured home has gaps on the bottoms and tops of every single door. is this for air circulation? if so why do these kinds of houses need to have air circulating? i want to cover them up so when your trying to go to the bathroom little kids can’t just look under the doors. any ideas? thanks.

Are all manufactured homes in trailer parks or are some in regular neighborhoods?

I live in a very expensive city (San Diego). I plan on being here for a while longer but don’t want to piss money away on rent anymore.
The only thing I can afford to buy out here is a manufactured home because a decent 500sq ft. condo or townhouse out here won’t go for less than 5K (yes I said 500 sq ft ridiculous, I know) and of course if I’m paying a mortgage, I want more room.
I grew up in the suburbs and know nothing about this.
Any info would be helpful.

What’s the best replacement flooring for manufactured homes?

We are looking to install laminate, wood, bamboo, tile or other flooring alternative instead of the sheet goods that will come with our new manufactured home. Do you have any suggestions or recommendations? This flooring will cover the marriage line between the two halves of the unit, which is the area that concerns me the most.

Do mobile homes/manufactured homes increase in value if on a permanent foundation and titled with land?

We're house hunting and on a very tight budget- under 100,000. We DO NOT want to live in a city, despite is being cheaper and we are REALLY not big on townhouses/row homes. There are two properties we have been looking at -

One is is in a BEAUTIFUL area where the land itself would SURELY go up in value over time. It is a single wide mobile home with a stick build permanent addition. This one does not currently have a permanent foundation but we would add one in time if we purchased this.

The second one I'm not sure if it considered a mobile or manufactured home. It's in a really nice country area with lots of farmland, and the home is on a permanent foundation already and is in immaculate condition and completely renovated- looks just like a really nice little ranch home, pretty much.

Now both properties are titled with the land, and there's very little else at this time to consider because of our budget. My only concern is would the property values go up in either situation?

manufactured homes brands good or bad?

I am near the point of purchasing a manufactured home and have narrowed the choices down to the following brands not necessarily in this order: Silver Crest, Skyline, Karsten, Fleetwood, Clayton, Golden West, Kit Homes. I think Fleetwood is at the bottom of the list as the local plant #17 in Woodland Calif. has been decertified by HUD several times over the last few years (Currently decertified). Any one have experiences with any of these brands?

My fiance and I are looking into buying a manufactured home (not a trailer) as our first home and we are wondering if anyone can give feedback on this company. They have wonderful floor plans and great square footage, but we are worried about their warranties and gaurantees. Are Manufactured Homes a decent way to get into a home?

I'm really wanting to get into a place of my own but HATE living in apartments since in my eyes its just throwing away money because rent is about as much as a mortgage payment. However, I don't make much money and houses in the North West are very expensive now. It's impossible to find anything within 20 miles thats within my price range. Even condos are outrageously priced!

I've noticed Manufactured Homes for sale thats within my price range and was thinking of getting one and living in it for a few years, after which I could use the money I get from selling it as a decent down payment on a cheap condo. Granted the manufactured home will depreciate a decent amount but I'm hoping I could get at least 75% of what I paid for it pricing it low enough to be attractive to the next buyer. I'll also rent out the other 1 or 2 bedrooms to help soften the payments.

My question, is this a viable method since I'm not a rich guy? Or just a waste of time/money?

Manufactured homes? ?

My wife and I went house hunting today.

She really fell in love with a manufactured ranch. It is newer (was built in 2001) but it appears to have major problems. There are stains on the ceiling – it appears that the roof may be leaking. When I went into the basement it was flooded in ankle-deep water.

I spoke to a roofer today who said that a good roof should last 15 to 30 years depending on the quality of the installation and shingles. He also said it isn't uncommon for basements to sometimes have leaks, but that it certainly isn't normal for a basement to have ankle deep water.

Is this typical for manufactured homes, is it common to see half-@ss workmanship like this? Or is this one just a lemon?

PS – Its not a cheap manufactured home either. It is actually more expensive than most of the stick homes we've been looking at.
