Apparently there is a small leak that travels down the wall. This was only noticed because of the water stain at the base of the wall after removing the carpet. There is also a small leak in the middle of the bedroom ceiling which is also in need of a product that will do the job.

She really fell in love with a manufactured ranch. It is newer (was built in 2001) but it appears to have major problems. There are stains on the ceiling – it appears that the roof may be leaking. When I went into the basement it was flooded in ankle-deep water.

I spoke to a roofer today who said that a good roof should last 15 to 30 years depending on the quality of the installation and shingles. He also said it isn't uncommon for basements to sometimes have leaks, but that it certainly isn't normal for a basement to have ankle deep water.

Is this typical for manufactured homes, is it common to see half-@ss workmanship like this? Or is this one just a lemon?

PS – Its not a cheap manufactured home either. It is actually more expensive than most of the stick homes we've been looking at.

The back door on the North side leaks when it rains. The only potential solution I have found is to put a screen door to seal the area. The portion of the house with the leaky door is an add on, and the door frame is smaller than regular- it is the size of a mobile home door. I need to locate a manufactor of mobile home supplies/stuff so we can hopefully stop the rain from comming in before it does permenant damage. Lowe's and Home Depot have said they do not special order screen doors in that size. Please help if you can.
