Has anyone here ever purchased a Modular home?

My wife and I are looking into buying a modular home to put on a piece of property. We don’t want to buy a "mobile" home because they are more expensive in regards to property taxes and insurance.

I have been unable to find an answer anywhere on the internet. We are looking for just a basic 2-3 brdm place. Has anyone here ever purchased one of these homes and could you give me a ballpark figure on what to expect in regards to price? Any input would be appreciated.

Can anyone estimate the price of a mobile home?

I am looking to buy a mobile home. It is a 1995 Forrest Park. 2 bedroom 1 bath. Freshly painted and nice cabinets etc. I am trying to find an estimated value to see if it is worth what they are asking, but they want like 0 to buy the blue book for it. Anyone in the "industry" know about how much this is worth, or who I could call to find out? Would a bank or insurance company be able to tell me?! Thanks!

How do mobile home title bonds work?

We are looking to bid on a property that is selling a peice of land with a mobile home on it. The land comes with a title but the mobile home doesn’t. If we purchase this property and get a title bond and a lien is on it what happens? Do we have to pay it or does the insurance company we get the bond through pay it? Because the way we understand it is in getting a title bond we would be purchasing insurance on our rights to the title. Any information on a mobile home title bond would be GREAT! Thanks.

What happens if I call our mortgage co. that our mobile home is through and say that they can have it?

We moved out into our new home about a year ago because we had sold our mobile home. Well, the deal fell through, and now we’ve been making 2 mortgage payments for over a year, not to mention, still paying utilities, insurance, etc… on the old home. We have drastically reduced the selling price – to where we are already taking a ,000 hit just to get rid of it. We are at our end and cannot do anything else.

People keep telling us to just "give it back to the bank". Obvioulsy, this will hurt our credit score. Anything else? What are the consequences of doing this? We are not people who would have something go into a delinquent status, but so many people have told us to do this, that we don’t know if it’s our only option left. We just want to know the consequences if it were to ever come to this.
