How can I prove that I owned a mobile home in the past? I got rid of all the tax receipts, homeowner insurance, etc. Can the county court house give me receipts of past taxes? Can the insurance company give me past records? I sold the home three years ago and never thought that I would ever need to keep the paperwork. I need proof for the first time homeowner tax credit.

I noticed that people have said you have to register a modular home with the DMV. Is this required of all modular homes? Even if they are set on a permanent foundation? How much does this cost? What is involved? Do you pay personal property taxes on a vehicle? Do you get car insurance? I have no idea…

OMG, the latest nightmare in my quest for home ownership is my insurance company. They said that because my house is manufactured, it decreases in value over the years, and they are only willing to insure in for the current depreciated value, which is only about 1/4 the actual sale price. Is this normal? If so, why? Wouldn’t it increase in value like a "real" house?

I bought a home (trailer, modular, whatever) and I complained to my mortgage company about a crappy shower. They hired a company to come in and replace it. They misinstalled the shower, causing mold in 3 diff rooms due to seepage over the course of a year or more, but it was not noticeable since it was in the floors and walls. Until my floor fell through… I complained and threatened to sue them and they hired and chose another company to come in and fix it. Due to prepping for the winter, a handyman found mold under the home and discovered they never replaced the moldy floor, they just built a sub-floor over it, and left the moldy chunks of wood between the original floor and the insulation…which they never replaced. Bottom line-I have mold throughout the underside of my home. I have taken pictures and submitted them to the mortgage company. I have contacted an attorney, but it does not look good. This is my 3rd year living here, but it has been an issue throughout this time. What are my rights since the mortgage company did the choosing and the hiring? I MUST be protected SOMEHOW. My insurance refused my claim also. What do I do from here?

The issue is a big deal with me. I have severe mold allergies. I am in Michigan, and it is a very humid state, and we get black mold. It is not like a little mold on cheese…Cut it and it is good to go. My walls and floors and the air I breathe is affected. It can cause severe long-term health issues. They exposed my home (the contractors) to the spores. That is kind of a big deal. 1/3rd of my home at least is affected…and I have no where else to go. I am considering buying a modular home in Missouri. I know there are extra costs besides the home…was wanting to know where to go for a loan, how much I need down, what is needed (like home insurance and how much that costs)…Any information would be great because my boyfriend and I are very young and first time buyers…so we need a good starting point. We are going to the dealer, but would like to know about financing options.

My mobile home caught on fire but only one room was destroyed.The rest of the house,about 90 %, sustained smoke damage. What would happen to the home? Would it be mine or the insurance company's?

I have done so much research on modular homes and would like to hear from someone who actually lives in one. I'd like to hear the good with the bad since we will probably buy one. My email is viewpoint123@yahoo.com. Many of the homebuilders right off the bat are very negative about modular homes. I've learned modular homes are quite common in Europe and even some prison buildings are shipped over there. I know if modular homes catch on in the US it would hurt the homebuilders, so I don't really want to hear from homebuilders. There's seems to be too much resentment from site builders in the other responses I've seen on the topic of modular homes. The employees of modular home builders have health insurance & benefits, & vacation pay. Sitebuilt builders tire out their workers and they have no incentives. Material gets wet. They don't use expensive computerized jigs like the factories. Modular homes are built to the same code as stick built so why all the negativity?
