Manufactured Homes: Friend or Foe?

I always have a fear of buying a manufactured home vs a stick built. I’m a first time homebuyer and really rather own than rent. I looked at various real estate agencies that sell stick built and manufactured homes. A stick built that falls within my range are 2 bedrooms 1 bath and are built in 1909-1920, while a manufactured home has 4 bedrooms 2 bathrooms and is 30K less than a stick built home and is built around 1998. I’m not planning to stay in the city more than 2 years until I’m finished with college, I have a very good credit score and manage my finances very well. I have a lot of reservations about purchasing a manu home because I fear that there must be something wrong with a manufactured home because the price is so cheap Can anyone give me insight on this? Is buying a manufactured home a horrible idea for a first time homebuyer?

We have found a floor plan we like, and we are wondering if anyone has any idea how much it might cost? It is 1,546 sq. ft. It has 4 bedrooms, 2 baths, and it is a one story home.

Where would you find the properly value on a trailer/mobile home?

For a trailer that is 30 years old or so, but only a 3 year old roof and windows after remodeling, standard size that I’ve seen most mobile homes.

2 bedrooms and one bathroom.

From such information, is there a way to find out how much that mobile home is worth?

Is it better to live in a 20 yr old beautiful tract home (1100 squ ft) or a brand new mobile home?

We are looking for more space and something brand new. We can only afford a new mobile home in a fairly nice park. Is it worth leaving the comfort of owning a home?
Our current house was built in the 80’s, has 2 1/2 bedrooms, and is well kept. We are residing in the Temecula area. What we are considering is a brand new mobile with 3 bedrooms, and is in the Escondido area. We need more space, but feel uneasy about leaving our home. We would still own the land in the mobile park just like we own this land. What do you think?

How much would it cost to convert a bedroom in a mobile home to a bathroom?

My aunt is wanting me to move in w/ her into her 3/1 double wide mobile home. She wants to convert one of the bedrooms to a bathroom. The place is at least 14yrs old. It would be a full bathroom. I’m thinking at least a few thousand. (Not worth it!!)

What would be the best kind of house to build based on the following?

I would like to build a house on land near the Smoky Mountains. The land is wooded and not on a busy road. I live a day’s drive away but want to build this house as a vacation house and eventually a place to retire.

So, the house needs to be:
-attractive – a log home would be pretty or a traditional looking home
-large enough to handle a family – at least three bedrooms
-built well enough that it will last at least 50 years (NOT a trailer)
-able to handle being closed up for whole seasons – sometimes 6-9 months at a time.
-able to resist things like flooding, insects/termites/mice
-It would be nice if it had some level of green-ness but that can come later

I could find someone who could check in on it every few months to make sure there isn’t flooding or whatever.

So what do you think? Modular? Log Cabin? Traditionally built home? Basement? Slab? Stilts?

I appreciate any information and advice you have!! I’ve just started thinking about this so I have a blank slate
Thanks for the info and tips on log homes. I’ve been interested in them since I started seeing so many companies spring up ten or fifteen years ago – I figured that meant there had been some advancements and new designs in that type of structure. I’ll look into it more!!!

How much would a modular home cost to set up and hook up utilities?

If I wanted a modular home with 2+ bedrooms- not a mobile home, just a prefab modular, how much would it cost estimated? And how much does it cost to get all the necessaries – water, gas, electricity, sewage hooked up? The lot would be right on the street.

What factors affect the price?

I have a brother that is looking for a new house and already lives in one that is built like that. This is a 4 bedroom (small bedrooms) that’s 75 grand. Yeah from the pictures it looks legit.
I heard that that’s what garden tub implied, thanks for the info.

Anyone buy a modular home?

My husband and I are looking into buying a home and are curious about modular homes. Anyone have a price range? I know it can probably vary but we would be looking at something with 3-4 bedrooms and 2 baths. Also, we live in MN. If you have any info, it would greatly appreciated. Every website I check doesn’t list prices and we’re not quite to the stage where we wont to call up sellers. Thanks!

How much can I get for my mobile home?

We have a 1999 Clayton 16′x80′ (very spacious) mobile home. Everything is in good condition and it has been recently re-carpeted. It has 3 bedrooms, 2 baths, one of which has a large garden tub and his and her sinks. I really like my home alot, but I want to live in a house. we are wanting to either sell the home and put a large down payment on a house, or just go buy a house and rent out our trailer. 1. How much can I get for the trailer, just selling it? 2. How much could I charge for rent monthly, in a trailer such as this?

Can you build an additional removable (if needed) room on to a mobile home in a mobile home park?

We live in a mobile home (trailer house) that was built in 1968. The dimentions are 12X60 with two doors on one side. It already has 2 bedrooms and 1 bathroom. Is it possible to add on a room to what is now the back door and since it is indeed a mobile home in a mobile home park(on a rented lot) it cannot be permanent. Is there any way to make it removable if needed, but still viable as a bedroom. How would you go about doing this if it is possible at all? Can you kind of make a lean to maybe? Does anyone have any advice? Thanks a lot.

How much to modular homes generally cost?

I know you have to buy/provide your own land but generally speaking how much are modular homes? My husband and I recently looked at a "regular" home that was 230k for 2 bedrooms… we thought it was ridiculously overpriced and heard we could customize our own modular home to our wants/needs. We found no pricing guides and do not plan on buying soon so we have not talked to anyone professional.

What are some good real estate websites and modular home websites?

I live in Eastern Ky and I am looking for a house/land around here. I have looked on Century21.com and have found a few things I like I even picked up a real estate book that has local listings but cant find anything… I love the 2 story Modular home style.. does anyone know some good websites I should check out.. or have a house/land for sale in this area with pictures .. It's gonna be hard for me to find anything I want lots of storage, Walk-In Closet, Master Suite, at least 3 bed 2 bath, office, at least 5 acres, some bonus: Pool, Dinning room, basement, attic, lots of storage, more bedrooms. Are Manufactured Homes a decent way to get into a home?

I'm really wanting to get into a place of my own but HATE living in apartments since in my eyes its just throwing away money because rent is about as much as a mortgage payment. However, I don't make much money and houses in the North West are very expensive now. It's impossible to find anything within 20 miles thats within my price range. Even condos are outrageously priced!

I've noticed Manufactured Homes for sale thats within my price range and was thinking of getting one and living in it for a few years, after which I could use the money I get from selling it as a decent down payment on a cheap condo. Granted the manufactured home will depreciate a decent amount but I'm hoping I could get at least 75% of what I paid for it pricing it low enough to be attractive to the next buyer. I'll also rent out the other 1 or 2 bedrooms to help soften the payments.

My question, is this a viable method since I'm not a rich guy? Or just a waste of time/money?

I am SERIOUSLY considering buying a modular home from Palm Harbor… Any input on Palm Harbor or modulars?

I have 4 children that would like to keep their own bedrooms after years of having to share. I own 1.5 acres of land and a double wide mobile home. I want out of my mobile home. I have been seriously looking at log cabins & modular homes. I would put them on a slab on my property. After weeks of internets searches, I found a modular home that I am very interested in–the Cinci Cape by Palm Harbor. Anyone have any input on modulars or Palm Harbor?
How well made are they?
Do they retain their value?
Does thair value increase like a traditional "stick" home?
How do they compair in cost? Are they really substantially cheaper?
What should I look for?
If I decide against the modular home, what input do you have on log cabins?
Are they a realistic option in southern LA?
Are they energy efficient?
Do they settle and become unlevel?
Ideas people?
I cant afford to build traditionally, but I do not want to live in a mobile home any longer.
There is a substantial difference between mobile homes and modular homes–the differance starts with the ground up… mobile homes are on metal frames and are raised–modular homes are built like "stick" homes and can go on foundations/slabs.
Also, I am not renting. I own the land outright and have a mortgage on my mobile home. And, surprisingly, the value of the two has almost doubled since I bought them 7 years ago.
