Some thoughts on modular homes?
Modular Home Questions June 19th, 2009I'm interested in possibly building/buying a modular home. I did some research online but I can't seem to find some information I need to be able to price out the final costs. Does the price of the home include the plumbing and electric? Does it include WAIR/CAIR? The added costs would include hiring a plumber/electrician to hook up everything, someone to pour foundation, driveway, etc. Am I forgetting some major costs?
If anyone has a modular home, I'd appreciate the feedback!

One of the advantages of modular homes is that the sections are made at the factory and put together on site. Any site work would be separate, including foundations, water and sewer, and electrical connections. Site work would be priced separately from the modular.
You would, of couse, need plumbers and electricians to install the supply lines on site and to make final connections to the home itself. Modular sections may require electrical connections but the installers often take care of this. You will need a plumber to manifold all the drain lines and connect to the sewer system and your water supply — all of which is additional costs.
Make sure you get the modular home dealer/installer to detail exactly what they include in their pricing. Sometimes the installers will include everything except final connection to utilities.

I am sure the house will come with the electrical in it, you just need to get a power pole hook up, this is much like a trailor, yes you will have to get the foundation, and all put in by a professional unless you can do it. Modular homes are o.k. but after you pay for everything it is really better just to buy a real house. They are good for people who already own land, or people who have hook ups already and want to replace their trailor.
