Regulations regarding where I can put a Modular Home?
Modular Home Questions November 21st, 2009I’m in Sacramento, California.
I’ve found a great lot in a great neighborhood, AND a great Modular Home for a great price that needs to be moved.
I’ve read on some manufactured home websites, that there is a law that forbids them, yet most people think I can’t put one in a regular residential area (which is exactly what I want to do!).
Where do I go to ‘officially’ get the answer?

Officially that lot has to be zoned for a mobile home. The odds that you have that kind of zoning are a million to one. If you are not sure you can email me the lot address and I will look it up or you, it only takes a second.

You would need to contact the city zoning department and see what regulations they have on single family homes in that district. It appears you can see a lot of it online, but actually talking to the office would give you more correct and in depth information.

You need to check with the zoning commission which handles the lot you want to purchase. Your friends are probably correct. Many locales do not allow houses of the nature you want. They will require any ‘new’ residence to be ‘built on site’, which would eliminate the modular home.
