Question about painting walls in a modular home?
Modular Home Questions June 29th, 2010I have a painting project coming up with the wife and we are painting walls in a modular home (double-wide). What tips on paint type priming,caulking,sanding etc tips does anyone who has painted on this type of surface?
Added note the walls are more or less sheetrock-like.

Your modular double-wide can be painted the same way as a regular house, since most use the standard wall surfacing. Better quality low-emission latex is preferable – the cost is worth it for the lack of odor after painting,and the better coverage of surfaces.
Priming would only be necessary if there were stains or patching done before painting.
Caulk only where there are cracks in the seams (often where the walls meet the ceilings, or where trim and molding has separated from the wall surface.) This too would need to be primed before painting.
Sanding is only needed where you have used patching or filled in holes in the wall surface. Take the time to fill in the nail holes where pictures hung – you may wish to change their location after painting. (Sand and prime these areas.)
The major flaw in many modular designs is the textured panels in the ceiling that are not like the smooth surfaces in regular houses. Learn to live with it – dry-walling an entire ceiling is a major undertaking, and those seams cannot be hidden.

Any prep work you do will make the painting project go easier. Prime all surfaces, caulk or spackle all holes and mask off areas that you don’t want painted. By using a thin layer of caulk on the masked areas you wont get bleed thru under the tape. It will be a perfect straight line.

You don’t have a mod, you have a manufactured. The only difference is that you MUST prime the walls with a high adhesion primer.
