Price of a modular home? Modular vs. Mobile?
Modular Home Questions August 10th, 2009How much do modular (not a mobile doublewide) homes run? I know it varies on the area, I live in West Virginia. Mobile doublewides usually run ,000-70,000 in my area (Charleston/Huntington). Also, do modular homes depreciate in the same way as mobile homes? I know modular homes are built offsite w/ better quality materials (like, they have dry wall, actual hardwood floors, etc.) instead of paneling and plastic pieces. I also know that modular homes comply w/ the same zoning and coding regulations like a built-at-site home would. Just wondering! Thanks in advance.

Why don’t you take a nice sunny day and do some shopping. It’s fun to see the homes. Prices vary. They depend on options, quality, size, etc. The new manufactured homes are made the same way as modulars are now. Zoning, in some areas, has changed to acomodate these new improvements. I have a very good friend who paid 57K for a manufactured home, and put it on her own land. She has about 125K invested, and it appraised for $225K. This varies from area to area. Modulars are exactly, or better made than stick built. Once again, this varies. Like I said, take a beautiful day and do some shopping. It’s free.
