Prefab homes (modular homes), are they good?
Modular Home Questions July 16th, 2009Are prefabricated homes good? I keep seeing MANY for new and very cheap, but i wonder how good they are. Some say they are very strong, and are very nice as long as you dont mind not having a basement. If they are good, does anyone know of a good maker?

About 15-20 years ago my family lived in a prefab house. While it was a generally nice house, everything felt "cheap" compared with a regular house. The main reason was because of the light weight materials used to build the house.
I’m sure modern prefabs are much better than the one I lived in due to better building techniques and new light yet strong materials. I would recommend contacting manufacturers to see if they have any model homes that are actually set up in a living arrangement so you can see how they are in the real world. Even better would be to ask if they have references of people who have purchased their homes that you can talk to.

I know someone who bought land and put a pre fab on there.. It’s really nice and she doesn’t have any problems but Im not sure who the maker is..

My mother in law lives in Florida, she has one, and weathered 3 nasty hurricanes. So I would say yes they are good.

They do not hold their value and don’t build equity very well. It is also hard to get financed for the full amount. I do home loans, I own The National Heavensent Company and we do those type time to time, but highly encourage a actual house.

you can put a full basement under a modular home and you can put one under a double wide… they have come a long way in the last 30 years…

They are very good. Probably the best value in single family dwellings today. They are built strongly enough to be towed on the highways at interstate speeds. Few site built homes could take that without disintegrating. They can be set on a slab or normal foundation or even over a basement. In that case a suitable crane is used to place them. Custom floorplans and cabinet choices are usually available. Because of transportation costs you should seek a manufacturer close to your desired location. I’m sure there are manufacturer’s associations that will provide all kinds of info on choices in your area.
