Modulars arwe REAL homes, and appreciate, as well as the other homes in the neighborhood. Nothing is appreciating now.
This is said with the understanding that you mean modular, and not manufactured. Manufactured, at best, don’t lose much value if they are in a high end community. They will NEVER appreciate
On your own lot, a modular home will increase in value as long as everything else in the area is rising in value. A buyer may not pay as much for a modular as for a stick-built home, but it’ll still go up. On rented land, the value will increase more slowly, since the increase in land value doesn’t help you at all. The value of the home itself may increase as the cost of having a modular put up increases, but it’s not a good investment.
