Here in SC a 4 bed , 3 bath , 2852 sqft sitting on 1.33 acres will run according to this listing I am looking at $269,900 , which is not bad. Modular homes only save on construction time ,and delays , by the time you buy the land , pay for set up , and delivery , you still have just as much tied up in it , as you would buying a home already built , however , I would rather go modular than all those suckers paying 1 & 2 hundred grand on these homes sitting on a concrete slab , cuase in a few years when the slab settles , water ,and sewage lines break , and then you have to bust up the floors , and that is not cheap , I think they dig up for 600 dollars a foot , plus repairs ,and patching it up , If I was going to buy I would go modular , do yourself a favor and find something you can do on a 15 year fixed rate , on a 90,000 dollar home at 7 % if you do a 15 year you will pay around 145 to 160 grand total , if you go 30 years you will pay over 250 grand that is a rough estimate , but you can do the math on some of these real estate web sites with their mortgage calculator , and do not listen to a lender/agent , do not exceed 25% of your income ,some may try to say 30 or 35 , don't do it , the lenders are not your friends ,and they do not care about you , they just want their money , and the more they can stick you with , the more they make , they remind me of crackheads trying to bum a money . also look at palm harbor homes they have some really nice looking homes I think the site is
