Modular Home?
Modular Home Questions October 7th, 2009Okay, has anyone out there purchased a modular (not a mobile) home. I am considering one and wondering about the cost. How much did you pay per square foot and was that all finished if not how much was finished and unfinished. I already have my land and know that I will have to have a septic tank put in etc…. thanks for your input.

My husband and i looked into a modular home because we dont want a manufactured/mobile home. Here in so cali the prices we got quoted finished $115-130 / sq.ft. turn-key
Turn-Key = A typical market cost that includes "Home Delivered," in-ground utilities, foundation, crane, comprehensive set-up of the modular home. Does not include the permits/fees or the cost of a garage which is typically $25,000+ for a 2-car garage, with the garage walls and trusses panelized and installed over a slab on-site. The Turn-Key prices make the assumption of a level lot with good access, space to store the modules prior to the crane-set of the home, and utilities already metered and set at the edge of the lot, and no other complications. The development of your land may incur additional costs, and selecting options from the factory will also add to the "Home Delivered" price.

Modular or Sectional homes,not double wides, are built with a wide range of features. You can find them with about the same components as a medium priced double wide. You can upgrade the options as high as you want to go. We just appraised one with granite counter tops,6 panel cherry doors, cherry cabinets, and exterior hardy board siding. They usually start off around 1800 sq ft. Again, you can add the sections as much as you want. Second and third stories are available. We have an area that has some for $650,000. When we appraise these homes, we use modular and stick built homes as comparables. The advantages of these homes are that they are built in controlled climates and that they are faster to get to turn-key, for the most part, than site built homes.The ones I have appraised were around $80 per sq ft.There still is a little stigma associated with them, but this is passing with people seeing them first hand.They come with primarily everything finished and some site installation is needed to set and complete all the interior and exterior finishes. This is completed in a couple days.
