Absolutely. Modular homes are difficult to sell, and very difficult to sell if they are in an area with many already for sale and the real estate isn’t owned–rent is paid on the land use.
I suggest that you reconsider purchasing a modular home if you won’t be purchasing the real estate but renting it. These homes depreciate like cars, and are very difficult to sell down the road. Are you sure you can’t afford purchasing real estate? It’s far more beneficial to you financially, and you won’t be paying rent that increases every year.
If you are going to buy it anyway, come in with an offer even lower than that if there are many for sale in the park. Say, $30,000 perhaps…get a professional to represent you, a mobile home licensed agent–it won’t cost you a thing, and they can tell you based on previous sales in the park what is the lowest offer you can make and still win the sale.
Don’t worry if you come in low, the sellers can always counter somewhere between what you offered and what they are asking. The sale isn’t necessarily dead if they don’t accept your first offer.

Depends where, doesn’t it? Usually the costs of moving a modular home defeat the relatively low cost of buying the home. Decide where you’re willing to live first, then look for homes in the area.

depends on way to many variables. in a hot location i have seen them go for higher than the asking price. you didn’t say if it was a repo,fsbo, HUD or listed with a agency,email me if you want i might can help you.also does it have to be moved that is a low number if the lot comes with it.

Modular homes can be financed just like normal homes.
I don’t think that you can buy a modular home for $40K
I think that you may be asking about MANUFACTURED or MOBILE HOME.
They are as different as a car or a boat. Which is it ??

This depends on a number of factors. How long has it been on the market? Has the price been reduced previously? Have there been other offers? And the one you probably won’t know, how motivated is the seller?
