Even if you own your own land and have all the utilities, the foundation work and hooking up to your existing utilities can run 20% of the price of the home. A $70,000 modular home might end up being $84,000 after all is said and done. The dealers around here will quote you the cost of the home and then the foundation and hookups are extra. Ask an open-ended question to the dealer, "are there any other costs typically associated with the installation of a modular home that we haven’t discussed yet, even if you, the dealer, do not typically perform the work".

Here southern california 2-3 bed 1000 sqft would cost you around 60k-105k all depends on the brand a fleetwood starts around 60k.
