How much can I get for my mobile home?
Manufactured Homes July 4th, 2009We have a 1999 Clayton 16′x80′ (very spacious) mobile home. Everything is in good condition and it has been recently re-carpeted. It has 3 bedrooms, 2 baths, one of which has a large garden tub and his and her sinks. I really like my home alot, but I want to live in a house. we are wanting to either sell the home and put a large down payment on a house, or just go buy a house and rent out our trailer. 1. How much can I get for the trailer, just selling it? 2. How much could I charge for rent monthly, in a trailer such as this?

Depends on location and the state that you live in. look at your local real estate & private ads in the newspaper. Compare the year of your trailer etc. to determine an asking price. You didn’t mention if your trailer is in a mobile home park or is on private land. Would a potential buyer have to move the trailer? Mobile homes nowadays are just as expensive as homes. Here in Indiana they can sell for $30,000+. As for renting, there is alot to consider, potential renter would have to pay what you set as rent + if there is a lot fee in a mobile home park etc. Alot of factors to consider.

check your local papers or talk to a realestate company. beware of the fact that real estates account for their profit too.go from there.

you could easily get at least $10,000 for it in it is in the condition you describe. i know people that have pay $4000 on homes that needed fixing. set your price as (whatever you would like) and negotiable

Check the local ads. Remember that mobile home dealers will want to give you as little as they can for it, and sell it to their buyer for as much as they’ll pay — the difference between what they pay you for it and what they sell it for is their profit, and it can be enormous if you (the seller) go into it without being informed. See what similar homes are selling for (in similar parks) before deciding how much to ask for yours.
Whether or not you can rent the trailer depends on where you have it parked. Some mobile parks don’t allow tenants to rent and if you do, it can cost you bigtime.
How much rent you can get will vary according to where you are. The same mobile home can rent for 50 times as much on an ocean view bluff in California as it would on a dirt lot in Arkansas.
