How does it work to buy a mobile home? Do you have to buy it? or can u just rent one?
Manufactured Homes January 18th, 2010We are currently renting an apartment and cannot afford to buy a house. I see all these ads that say "space rent only 0" and stuff like that. Is that to rent just the space or the whole mobile home?

You can do both.
In can become quite confusing but…
If you OWN a piece of land then you can simply buy a mobile home. You will be able to get a loan for the home but you will not be able to rent one.
If you don’t want to own or do not own any land then a mobile home park will be your next stop. Most mobile home parks have trailers for rent. There are fees for the space and then fees for the rental but this is often cheap for housing.

go to a trailer park and talk to the office manager of that park. they will tell how much it is to rent the space for the trailer and if there are any to buy and many offer new and used ones to sell.
good luck in finding a place, trailers today are not like they were years ago.

that sounds like just the space is for rent but that’s way to high a price just for space!

This is the space only not a good idea. I have owned two mobile homes (trailers ) one was in a mobile home park the space rent just keeps going up. The other was on my own acre and a quarter. They always need to be leveled and they are just not built good. I would never buy another. If you do decide to buy one do it only through the owner its like a car you get the title and that’s it. Don’t sell or buy from a broker or you will overpay. If there’s no other way for you to go and the difference in apartment rent to trailer payment and park rent is sufficient than maybe the trailer but only as a last resort. Always keep in mind they don’t use the term trailer trash for nothing. Also remember there’s a trend around the country to close trailer parks and build other things on them you could be stuck with a notice to move your trailer (about $5,000.00 or more. Be advised stay from trailers.

$650./ month is a lot for renting only a space. If you have never lived in a mobile home before, please live in one for at least a month. Some people love mobile home living, others hate it.
Then shop very comparatively for one to buy. The newer models are great and have lots of storage options.
Check out several mobile home parks, as some have really strict rules. The ideal situation, in my opinion, is to then buy land which has the utilities already run to it, and have a professional move your mobile home onto your land.
Also, check out "ground set" or "dug-in" as a foundation style, rather than skirting.
