How do you sell a mobile home without land?
Manufactured Homes September 7th, 2009The land is rented – the company that works with the park to buy and sell will only help if you are buying a new mobile home. I just want to sell this one and rent an apt. Will realtors help sell them? Is it feasable to sell on my own? Do I have to hire an attorney to create the papers? Any help would be great. Thanks!

Mobile home for sell by owner, MUST BE MOVED. (with more description of course) Be sure you make arrangements with your landlord, Because whoever buys the mobile will not have a written agreement with the land owner. If you have any problems with the land owner not working with the move. There are laws about removing mobiles and you will need to know them depending on where you live.

when not at a mhp, the mobile home is considered mobile and
when so, it is a THING, chattel, not real estate. YOU cannot
EASILY find any RE agent to help sell it ONLY cause it is
not AT THAT time, real estate. An agent may sell it with
the permission of their broker.
IT is very feasible to sell it on your own.
why not volunteer where it is, its age, and size and

Do you own a mobile home that is set up in a mobile home park? Would the new owner of the mobile home still be able to continue renting the same space in the park? If so, then advertise it for sale by owner. Make sure the new owner can continue the space rental.
Is it somewhere where it will have to be moved upon the sale? E.g. a relative’s land, not a park, and your relative wants it gone when you go. Then you have to advertise mobile home by owner, MUST BE MOVED. Since it is very expensive to move a mobile home (they are not very mobile!), there are many restrictions on the movement of mobile homes on the roads and highways, and it is very difficult to find a place to move it to, you have a BIG problem selling the thing. Even if a person owns land, zoning and other restrictions may prevent setting up a mobile home. Parks with vacant spaces are rare. Parks like to sell homes on their spaces, since space rent alone is hardly profitable. You will have to discount the sale price severely, and still could have one dickens of a time getting it sold.
Using an attorney to draw up the sales contract and handle the closing is wise. Especially if the thing has to be moved, or there are problems with taking over rental space in the mobile home park, or anything else. Few realtors have any experience with mobile home sales. Trying to do it yourself is stupid if you have no experience with this. You really should get an attorney to handle the sale if you find a buyer. If the bloody thing is going to have to be moved, get an attorney before you even try to advertise since you need to know whether, and if so, how, it can be moved.
