Has anyone here ever purchased a Modular home?
Modular Home Questions July 28th, 2011My wife and I are looking into buying a modular home to put on a piece of property. We don’t want to buy a "mobile" home because they are more expensive in regards to property taxes and insurance.
I have been unable to find an answer anywhere on the internet. We are looking for just a basic 2-3 brdm place. Has anyone here ever purchased one of these homes and could you give me a ballpark figure on what to expect in regards to price? Any input would be appreciated.

Before you get to the purchase, you need to find out if the zoning laws will allow you to put a modular on the lot you have and what it will cost you for the permits and cost of bringing utilities to the unit. Building and safety will be able to provide you with the information and requirements necessary to install a modular home. Cost would depend on the size(sq ft) as well as the topography of the lot as installation and foundation cost will vary. Ball Park figure $50k-$100K plus installation. Good Luck

Sorry I can’t answer ur question, but I totally love modular homes they are night and day from manufactured homes (yuk) I want to buy one also, they are so modern and retro looking. I have heard nothing bu good things about them…mostly articles in Sunset magazine

According to fannie and freddie, modular homes are treated just like any stick built homes. Many times you can find a builder that will be able to build it for less $$$, plus they’re quicker to build. They’re quality construction. The only difference is that it is put together in a controlled environment instead of out on site, where weather conditions can affect the quality.
