does anyone know how much it costs to build a modular home?
Modular Home Questions August 13th, 2009i have been looking at websites and they only tell you the actual price of the home.
there are other expenses though like transporting the home to the site, utility hook ups, taxes, etc.
i am interested in a 70-75K/1000sq ft home in the country surrounding the Columbus Ohio area. assuming the plot of land costs ,000 does anyone have a rough guess of what the total cost would be?
you really dont have to bother telling me to contact the manufacturer or dealer. thats kind of obvious isnt it? i would appreciate even a guess if it is reasonable and half way educated.

i seriously don’t know about the type of home you are looking at or into but you might want to consider other factors like weather and appriciation i would bett you utilities wouldbe low and taxes would be low but you have to factor in other stuff like possible kids and marrige down the road and how your finances would be. and how much money you can make out of this house if you leave in 2 years my current house is worth about 225k (will sell at ) and its estimate is 248K the refiancing amount i can borrow is (271K) my cost was 200K about 7 months ago – i mean to give example as i too have gone thru this process recently . their is a site called zilla.com diteck –will tell you how much you can borrow on your house . also see what tye of trend your area has like my parrents house is in a area where people would buy 3-4 houses and make a mega house –hey man i wish you all the best its lots of work to own a home if you are talking about thoese manf houses i think theycost 110-130 in my area i would add about 5K for closeing and stuff and about 2-3k more to settle down

What is the difference between a manufactured home, a mobile home, and modular home. Do they all have a manufacture sticker indicating whose standards it meets?
To answer your questions, it all depends where you are, labor & construction costs vary depending where the job is located.
But maybe this will help:
1. The dealer should be able to give a cost per mile to transport the unit or refer to a local tower.
2. Once you have a site (property or lot) picked out, you should talk to a local contractor who does set-ups for mobile homes, he can give an ides of set-up costs.
3. Go the the local Building Dept (City Hall or County Government) to find about building permit & inspection costs, Public Facilities fees, Housing Fees,
3. Vist the local Water & Sewer Districts to find out what the "right to hook-uo fees" are.
4. There may also be School Fees & Fire District fees, need to see them too.
You could also hire an archect, civil engineer, or development consultant up front to estimate these fees for you.

you can’t build a modular home, it is like a trailer but bigger and it comes in two peices. it able to move if nessacary which is why its called modular(mobile). they set it up where you want it. you can get a brand new one in the price range of 80000-150000

ARE YOU SURE THE LAND IS THAT CHEAP???
1000 sq ft home is pretty small.
YOU would have to contact the manufacturer or dealer of homes to find out the ACTUAL COSTS INVOLVED!
I would estimate the TOTAL COSTS of everything – House, land, hook up – water, sewer, elect, gas etc. to be around $100,000 – 125,000!

My family was in this business for 30 years.There are a lot of varibles here.Are you saying that the home is priced at 70,000.00,that seems high to me for 1,000,sq.ft.But iI do not know what kind of home this is,some are higher.I would count on around,$100,000.00,and tell the dealer that is your budget,period.This would include,brick skirting and porches,stairs,the heat-pump,the well&septic,land grading,driveway,electrical connection,delivery and set-up.For only 1000sq.ft.it should not be more than that,including$10,000.00,for land.GoodLuck!!

The building costs of modular homes right now changes daily because of the fluctuating costs of oil and the effect it has on building materials. In our area the prices per square foot can range from $75 to $125 per square foot, each different area is different as the per square cost.
Usually these homes can be ordered at 70, 80, 90 to 100% completed to your specifications other than the provided for floor plans. The key will be what the commitment cost to build is on the contract you strike with the manufacturer and any other contractual arrangement you have with their subcontractor or local licensed builder.
