yah. they are a fantastic price and come in so many options – if i had land i would totally buy one. now for the bad part. when the home is delivered, DROPPED actually, it can ruin a good thing. this from someone who owns one and saw it being delivered. damn near broke his heart when he saw them drop it and honestly -its all they can do to get it off the truck
Modular homes tend to be built in the lower level economic areas. So they aren’t going to appreciate any if at all.
Given that, they are indeed a bad investment as far as a younger person is concerned. Regularly built homes, if purchased at a descent price, will appreciate 4 to 5% a year even in the worst areas of the country. Modular homes tend to be around the 0% or negitive on appreciation.
So you save a few thousand on construction costs but in the end its going to be a non appreciating asset.
