Cost of getting a modular home up and running?
Modular Home Questions August 31st, 2009Me and my husband are looking at buying a modular home. We are wanting to mortgage whatever we buy and we want to include the cost of hooking up utilities, drilling a well, placing a septic, etc. into the mortgage amount. We own the land and let’s speculate we own the house also. We live on the East Coast in Virginia if that would help with the estimate and the home site would be easily accessible by the road.
Here are the questions that we cannot find answers to on the web and were hoping that you might be able to answer some or all of them! Thanks in advance!
1. What is the minimum amount we should expect to pay to have the land perked?
2. When buying a modular home does the advertised price include transportation and setup at the home site?
3. Will we have to pour our own basement? What is a typical Cost?
4. What is the typical cost of drilling a well and septic?
5.What is the typical cost of getting power connected?
6. Are there extra transport costs associated with buying a modular from a site more than 50 miles away?

I will try. I am working at a mod dealer as we write, but not in Virginia.
1. Nothing. That’s a service by the health department.
2. Yes.
3. Yes. Can’t say. Dimensions, materials, etc.
4. Can’t say. Determined by the land. Some places that won’t perc require an above ground system. Here, it’s $25K.
5. Can’t say. Determined by local electricians cost and the distance from the road.
6. No.
If you are dealing wwith a reputable sales area, they should AUTOMATICALLY include all you want to into their quote.
