I’m not sure how much land it is, but lets just estimate per acre on the leveling. We need to pour concrete for a 1600 sq ft home. We need a water well, and septic. There are electric lines right by us, we need to run electric. Basically anything that needs done before we can put out modular home on it.

Who would buy the house if you sold it? Wouldn’t you think this is usurious?
Actually, it doesn’t include taxes or insurance and the services provided include buying the community oil (!) for heat which is charged to the resident, trash pickup, basic cable, street snow plowing It doesn’t mow lawns or anything else really.
