Can you estimate the cost of my new roof or roof overlay?
Modular Home Questions August 24th, 2009I live in Connecticut…New Haven County and we just bought our first home. We have a 1400 sq. ft. Ranch style modular home that was built in 1997.
During the inspection several weeks ago, the inspector noted that we have manufacturer defect asphalt shingles but that we had about a year before they needed replacing or overlay.
Today we walked into the kitchen to find water dripping from a small screw hole in the ceiling, so I have a guy coming out now to do an estimate. As a first time homebuyer, I have no idea what to expect regarding the cost.
Can someone provide a ballpark cost of a new roof? And ballpark cost of a roof overlay? We are broke from buying the house so I need to make sure I get this at a good price, which means knowing what a good price is.

Update: We don’t have central air so that could not be the cause of the leak.
One company just dropped by and quoted me k for an overlay or k to tear down and replace. Seems pretty high to me…

if you can add another layer of tiles, it would cost about$3000 to $5000. if you need a complete tear off, which you will if you already have two tile layers; it can run $10000. get several estimates before committing. the last retile i had 1n 1989 cost $1600. i,m in line for a complete tear off.

For my one story, 2600sqft house it cost me about $10,000 for an entire new roof.

shingles are about $80 a square (100 sq. ft.) to buy and about $40 to install. A 1400 sq ft house with a standard type roof would be about 22 squares shingles. Figure about $2,640 for an overlay (re-roof) and another $800 for tear off

do you have central A/C ? and if so is it located above the kitchen……….check to see maybe there is a class action suit against the manufacturer …..if inspector new about the defect then he must know there name? if there is attic space poke your head up there with a flashlight
