Buying a Mobile home and putting it on your own land?
Manufactured Homes July 16th, 2009We own 1.1 acres of land and have and older mobile home on this land now. The single wide mobile home is in good shape. But with three kids we need more room. I want your opinions on if purchasing a new one would be I good ideal. Not a lot of money to buy a new house plus we already own the land. We live in Georgia.

If you own the land and NOT making payments on it then a new or good used home might be to your benifit if you plan on living there a very long time.If not then the better thing would be to expand the home you have making a new roof over the entire space.Yes alittle more work but can be done in short time and is very cost effective.The new space could be a master bedroom and bath doubling the living space,of the original trailer.At the same time you could put a covered deck that also later when money is available can also be a room.That is what we did and paid it off in 2 years.Dreams.Just a thought.

You are better off building an actual home than a mobile home. The value of the land and for that matter the mobile home will not appreciate. However, an actual home and the land will.
You can negoiate strongly with home builders for best price since the housing market is in bad shape these businesses will bend over backward to get your business. That and the interest rate on mortgages down around 5%. An opportune time to build.

you can buy a repo mobile home.( double wide) for a fraction of the price.. and yes the land WILL appreciate.. i would check around .. look at the prices of building a home .. ..but you should be able to get a great deal on any home this market..just dont but a brand new mobile home… you lose so much money right at the start.. .. they have those log cabin homes too that are sweet ..check in to those too…

In West Virginia I’ve seen people build on extra rooms to mobile homes. I saw one house where they’d added so many rooms to the mobile home that from the outside it didn’t even look like a mobile home anymore. I’d just add one room at a time.

Palm Harbor Homes have better built homes and are very affordable. They are also built energy efficient. I would look into these before you buy anything else. They also have a better appraisal than other brands and will take your single wide as a trade in.
