are manufactured homes cheaper than modular homes?
Manufactured Homes April 3rd, 2010if i get a larger manufactured home could it still be cheaper than a smaller modular home? i live in minnesota.

This is hard to answer. I’ve seen manufactured homes sell for $90, and I actually WORK at a mod dealer, and our mods start at $60K. Remember, this is ONLY for the house. No land, water, sewers, etc.
One major difference-Mods cannot be put into a community. They MUST go on private property, while manufactured can go either place.
Cheaper is what you determine it to be.

Prices wil depend on many factors including cabinets, carpets, counters, systems.

It depends on the features you want.
Extra insulation
Triple glazed widows
Set up, transportation, site prep, and all permits
can increase the cos a lot.

Here are some considerations (I didn’t go to your links because I have super slow dial up).
Can you get an ordinary homeowner’s loan or would you be stuck with a mobile home type loan? There may be a HUGE difference in interest rates, and then you want to buy the house where you can get a conventional loan.
consider resale value. A lot of manufactured homes are boring, or use super low quality building materials, and I would never buy one of these homes, even though I am low income. I bought a beat up old farm house instead, because at least the structure is made very well and the house is cute & looks good. There are some manufactured homes that don’t look like double wide mobile homes & if I were you, I would spend the extra for that, since resale value is IMPORTANT.

manufactured are a bit cheaper, and when set on foundation the steel frame is left intact…a modular will set on the foundation on a wooden plate much the same as a built house…
