Are Cement piers the same as a foundations regarding manufactured homes?
Manufactured Homes July 30th, 2009I am wanting to get a manufactured home, in a park, funding is tough right now obviously. And Im trying to look into a USDA Rural Development loan. I have many questions I guess, but mainly, are the Section 502 Loans, Direct Loans, available for purchasing a manufactured home that is to be set up in a park? And if so, are the cement piers that go underneath considered a "permanent foundation"? Thanks to anyone that knows anything about this!

No…A permanent foundation would be a cement pad or basement.
Piers are not considered permanent foundations…besides you need to own the land too. Not rent in a trailer park.

yes and no. They are required and must be coated with a material similar to stucco but the home must also have tie downs every so many feet that must be anchored into the ground. Now you say this is going into a park. the USDA allows funding for new manufactured homes only but you must own the ground underneath it to make it real estate

Not even close. USDA will not loan for a trailer in a park anyway, you have to buy the land too.
