Anyone buy a modular home?
Modular Home Questions July 14th, 2009My husband and I are looking into buying a home and are curious about modular homes. Anyone have a price range? I know it can probably vary but we would be looking at something with 3-4 bedrooms and 2 baths. Also, we live in MN. If you have any info, it would greatly appreciated. Every website I check doesn’t list prices and we’re not quite to the stage where we wont to call up sellers. Thanks!

Yikes ! Where do I start…. You will not find pricing from any modular manufacturing website. There are so many kinds of modulars out there but the best one are the ones that are HUD approved homes. The ones that are "manufactured" homes are very similar but not built as well. Look for a manufacturer that uses copper plumbing in the home instead of plastic. Most but not all Mods (modular homes for future reference) use 2×6 stud construction, but some out there only use 2×4, stay away from those. I think the one I know about that uses 2×4 is excell homes. The manufacturers of mods do not usually build your homes at your parcel, but have licensed contractors do that work for you. They usually have an approved list of contractors that assemble their homes available in your area. The prices we had found ranged in the mid $50’s to $90’s per square foot. That price usually did not include a garage and definitely not any foundation of any kind. We live in the Ann Arbor area and a 3 car garage and a walkout foundation and finish grading will set you back about $50 K. It all depends on what you want to do and how fancy you want to get. Adding brick or stone to the facade or keep the vinyl siding the home comes with changes the price real quick. Onsite well and or septic system costs can get pricey too if you are in an area with no access to city services. You will need to grit your teeth and go and talk with modular home contractors if you want to get any serious pricing. Some dealers are better than others and make sure you feel comfortable with your contractor. If possible, talk to the actual builder, not just some slick sales guy. Keep in mind that there are two prices to consider, one for the home itself being delivered to your site and what is generally called a turn-key price. Turn-key price is letting the building do everything you need done so when he is finished, you can move right in. Get ready for a life changing experience if this is your first home you are building and good luck!

I was looking at them for a little while. They are super nice and super cheap! The ones I looked at were about $80,000 and that was for a 4-5 bedroom. Go to this website it helps a lot!!
