Any info about modular homes?
Modular Home Questions July 16th, 2009I am looking to buy a piece of land and then purchase a modular home. Does anyone know any info about them? Like the lowest price and what it includes? What are extra costs besides the land and the home? Are the well and septic hook ups included? Any info I need to know would be excellent!

Please go to the library and take out some books on the subject. You will need all kinds of permits. Also, go to the township where you plan to purchase the land. They will tell you whatl you need and will provide forms and a list of fees. Be sure you purchase a building lot that already has potable water and tests properly for a septic system. Don’t just buy raw land, without understanding the process, it is costly to develop raw land. If you do buy raw land, be sure you understand EVERYTHING. Some communities even dictate which trees you can take down, and require escrow agreements. Some require plans that determine how much impervious surface (driveways, patios) you are allowed.Just because you choose to erect a prefabricated home doesn’t mean it is an uncomplicated process. Where I live, when I sold land, I always advised my clients to hire a lawyer.
